With the recently-approved IBC 2021 tall wood code changes as a basis of design, the momentum behind mass timber is transitioning from the curious and conversational to the cost-competitive and allowable. Building on that momentum, a team of industry leaders developed a design, engineering and cost feasibility study to serve as an example for the design of a 12-story mixed-use mass timber tower in Seattle. This presentation will explore that project, which utilized Type IV-B Construction and required 2-hour fire-resistant ratings for primary frame, bearing walls and floors. Standing 214 feet tall, the mixed-use program for this project includes street-level retail, five floors of commercial offices, and a 192-key hotel on the top six floors.
