Mass timber development has reached an inflection point in the United States. Until now, developers and designers of mass timber buildings have been comprised of groups referred to as early adopters. Now with the recently-approved IBC 2021 tall wood code changes as a basis of design, the momentum behind mass timber is transitioning from the curious and conversational to the cost-competitive and allowable. Building on that momentum, a team of industry leaders developed a design, engineering, and cost feasibility study to serve as an example for the design of a 12-story mixed-use mass timber tower in Seattle. This presentation will explore that project, which utilized Type IV-B Construction and required 2-hour fire-resistant ratings for primary frame, bearing walls and floors. Standing 214 feet tall, the mixed-use program for this project includes street-level retail, five floors of commercial offices, and a 192-key hotel on the top six floors. Attendees can receive 1.5 AIA/CES HSW LUs or 0.15 ICC credits.
