Design Achievement - Mission Bay is a redevelopment project started as a public-private partnership during the dot-com boom of the late ‘90s. Intracorp San Francisco, Arterra’s developer envisioned a luxury high-rise condominium on its parcel of brownfield in the former mid-century industrial district. DLR Group|KwanHenmi’s design took the developer’s vision a step further, creating an environmentally responsible residential complex of 269 high-quality, modestly priced-units for first-time home buyers. Massing and bold use of color distinguish three separate contexts—high rise, midrise, and low rise—that surround an above-ground, landscaped courtyard. A ground-floor, open-glass entryway and lobby connect residents to the park across the street. Amenities include rooftop entertainment areas and a lounge with a kitchen, with some units further outfitted with private outdoor spaces. Dark blue cladding, with bright orange accents and random, recessed window openings set Arterra apart from the flat and neutral high rises that once defined San Francisco development.
Scope Summary - Arterra is a 421,980-SF condominium with unit sizes ranging from one-bedroom flats to three-bedroom and den townhouses. A LEED Silver building, it is one of the first residential high rises in San Francisco to seek certification. Over 75% of all construction and demolition waste—over 1,000 tons—was recycled and 20% of the building was built with recycled content. Additionally, nearly 25% of all building materials were manufactured within 500 miles of the job site. Water conserving fixtures in the bathrooms and kitchens provide an estimated 42% savings in water use. Additional water savings were found in drought-tolerant plants and high-efficiency drip irrigation for a combined reduction in use of roughly 200,000 gallons of water per year. Creative use of Trespa in a ventilated rain screen assembly enhances insulation and indoor air quality, offers mold resistance, and allows for concealment of elements such as air intakes. Living roofs on the low- and mid-rise towers reduce runoff and urban heat effects and provide a pleasing topography for residents on higher floors. The building envelope and use of low-emissivity glass limit energy use within the building. Interior materials include formaldehyde-free cabinet finishes, low-emissivity paint and carpeting, bamboo, natural stone, and porcelain tile. Arterra uses only natural ventilation and no air conditioning. Energy-efficient lighting and appliances and high efficiency boilers further contribute to energy conservation. The condominium has three levels of below-grade parking and easy pedestrian access to neighboring business and services and to public transportation. Capping its commitment to changing urban sensibilities, Arterra opened with on-site access to a car-sharing program and bicycle parking.
