Design Achievement - Combining components of office, hotel, retail and serviced apartment, the Shanghai New Bund Lot 21 Mixed-Use project is a landmark and gateway for the New Bund International business district. DLR Group’s design includes a high rise office tower, hotel tower, and multi-level retail podiums connected by pedestrian bridges at 2nd and 3rd level, creating a rich and joyful walking/shopping experience. The design concept can be summarized as “GGPP”— gateway, grand, promenade, and plaza. The project provides a grand view to the city and various shopping environments such as promenade and plaza. Interleaved promenades and bridges guide pedestrians and subway riders into the central plaza. The development is seamlessly integrated into the urban context, celebrates Shanghai’s business culture, and anticipates the future success of New Bund international business district.

Scope Summary - The scope of this project includes a 3,786,744 SF building on a 392,173 SF site. Of the gross floor area, 3,622,109 SF is above ground with the remaining 164,635 SF underground. The building density is 30.2% with a green ratio of 17%. The parking facilities offer 1,732 car stalls and 150 bike stalls. DLR Group provided architecture and master planning services.
