Design Achievement - This mixed-use complex will serve as a new beacon for wayfinding in all of Kenya, rising to 170 meters. Given the extraordinary prominence of the site and its adjacency to historic buildings and monuments, the design team have proposed using the solar shading of the main tower to display the entire Kenyan constitution. The development is directly adjacent to the large city park and will help connect the city back to its park. There are two large, public, open-spaces. The first is a plaza at the center of the site that serves the varied occupants of the site. The second is a public square in that celebrates the local history.
Scope Summary - The development consists of 1,000,000 sf of mixed-use spaces, situated over 600,000 sf of parking and support services. The main tower has 17 floors of incubator and collaboration space, with 20 floors of office space above it. The second tower is 150 meters tall and has 25 floors of residences rising over a high-end boutique hotel. Both buildings sit atop a retail plinth. At the inner neighborhood corner of the site is a 150-key business hotel with a courtyard for natural ventilation. The public square is anchored by a conference center that has direct access to the upper level dining establishments with their terraces overlooking the central park. There are three levels of retail below this, with a food anchor at the lower ground level.
