Design Achievement - The Global Technology Client tenant for SRM Development's new facility is experiencing rapid growth of their engineering teams in Washington State, and has expanded their facilities to double the workforce on their Kirkland campus. Created in partnership with SRM and the tenant, DLR Group’s design for the campus expansion strengthens the connection to the outdoors and between buildings. This project redevelops 5 acres of former brownfield site to accommodate 192,017 SF of office as well as 600 vehicle parking spaces. The addition of a pedestrian bridge to the existing campus encourages “casual collisions” and idea exchanges that occur while crossing. The bridge crosses over the Cross Kirkland Corridor, a regional recreational trail with public amenities including a sand volleyball court, basketball court, and a zip line. The redevelopment of the corridor is a public-private partnership between SRM Development, the client, and the City of Kirkland. This project further meets the Global Technology Client’s high sustainability goals achieving LEED Platinum certification.
Scope Summary - The scope of work encompasses shell and core design for a new 192,017 SF build-to-suit office building, with two workplace levels over one level of structured parking. Features include exterior decks with views of Lake Washington and the Olympic mountains, bike paths, bike lockers and shower facility, dog walk areas, green roofs, rain catchment for reuse, electric vehicle chargers, integrated sun shading devices, highly efficient HVAC systems and a super insulated building shell. DLR Group provided architecture, engineering, and energy modeling services.
A LEED Platinum Workplace
DLR Group’s design team worked closely with owner SRM and their high-technology tenant to develop a comprehensive sustainability plan for the facility. Beginning with the tenant’s own forward-thinking demand for a sustainable facility and working environment, the team rigorously investigated diverse strategies to dramatically reduce resource consumption, make smart use of sustainable materials, and maximize human health and wellness. The resulting facility design earned LEED Platinum certification for these diverse tactics, including the following:
HVAC - 55% HVAC-specific Energy Savings
Chilled beams use 100% filtered outside air with zoned heating and cooling coils to meet diverse thermal requirements with no return air and reduced ductwork. Heat recovery is provided both on the air side and water by means of the central water source heating pump that leverages high equipment loads to provide free heat for the perimeter. A dry cooler aids heat rejection in summer and a high efficiency condensing boiler reduces heating energy in winter.
Envelope - Delivers Load Reduction
The building envelope exterior shading not only supports the high performance mechanical system by reducing cooling loads, but ensures enhanced thermal comfort, enables panoramic views, and maximizes glare free daylighting.
Lighting - 39% Lighting Specific Energy Savings
Efficient lighting design and sophisticated lighting controls which allow control for each luminaire have been incorporated to maximize user experience and control.
Measurement and Verification and Energy Production
A robust sub-metering system puts power in the facility manager’s hands with real-time performance monitoring and data collection. A 60kW photovoltaic array operates with an estimated $60-80K in annual energy savings.
Water - 75% Water Use Reduction
The building’s HVAC system eliminates the need for a cooling tower and hence reduced water consumption and reused the heat in winter for heating. Water preservation is further achieved with a 200,000 gallon capacity rainwater catchment cistern.
