This market condition is ideal for Hines’ T3 asset class: character-laden timber office buildings with best-in-class technology integration, adjacent to transit. T3 RiNo will feature a refined industrial aesthetic that incorporates local art, and pays homage to both Denver’s historic brick and timber buildings and the city’s vibrant arts district. The office combines the environmental advantages of timber construction with evidence-based wellness and biophilic design elements to appeal to firms with discerning creative class and knowledge workers. Careful systems integration and detailing ensures that the exposed timber takes center stage in the employee experience.
Scope Summary – T3 RiNo will be a six-story, 250,000-SF timber structure. Designed for work/life balance, the office space is complemented by comprehensive amenities including common social areas, large private terraces, fitness, secure bike storage and maintenance, and 17,000 SF of street-level retail suites. Coordination with the City of Denver ensured smooth permitting of a progressive building type that is new to the Denver market. T3 RiNo is one of several timber office buildings DLR Group has delivered with Hines across the nation. The T3 RiNo project has an owner partnership of Hines, McCaffery, and Ivanhoe Cambridge. DLR Group provided architecture and entitlements in partnership with Pickard Chilton Architects.
