CHI Health Center Omaha’s expansion improves the convention experience by creating a highly functional and visually compelling environment that strengthens Omaha’s position as a go-to event destination. The client’s goal was to add 40,000 SF of meeting space to attract future conventions and update the interior aesthetic across the facility, especially on the highly visible east side facing new riverfront development. Our design achieves this by introducing 25 flexible meeting rooms and pre-function areas strategically placed above the existing back-of-house dock, paired with the support spaces that keep staff out of the corridors and focused on guests.

This approach maximizes underutilized space while maintaining operational efficiency, keeping event turnover and dock activity in sync. Expansive riverfront views and electrochromic glass enhance comfort by reducing glare and energy use without compromising daylight or views. Integrated technology and superior acoustics elevate the experience for attendees, while warm wood portals and a signature central stair create a sense of hospitality and sophistication, making circulation feel like an intentional welcome. The expansion connects directly to existing pre-function and kitchen areas, ensuring direct, discreet service and circulation. Every design decision supports the client’s vision for a modern, efficient, and inviting convention center that encourages collaboration and elevates Omaha’s cultural identity.

The CHI Health Center Omaha Arena-Convention Center expansion adds approximately 175,500 SF of enclosed space, 240,300 SF including the dock level, above an active loading dock without disrupting operations. The program includes 40,000 SF of new meeting rooms and pre-function areas supported by essential back-of-house spaces for efficient event logistics. A unique structural system suspends floors from a large truss to maintain clear dock space for semi-truck maneuverability. The design maximizes ceiling heights and integrates targeted building systems for acoustics, thermal comfort, and technology throughout the facility. Electrochromic glazing on the east facade reduces solar heat gain and glare, contributing to energy efficiency and occupant comfort, and a laser-etched bird frit adds another layer of protection for migratory wildlife. The expansion connects directly to existing pre-function and kitchen areas, eliminating the need for additional food service infrastructure and optimizing circulation. By building above the dock, the project adds capacity while keeping the facility’s daily choreography intact. DLR Group provided architecture, engineering, and interior design services.
