T3 FAT Village Breaks Ground in Fort Lauderdale

(FORT LAUDERDALE, Fla., March 21, 2024) – In partnership with developers Hines and Urban Street Development, DLR Group celebrated the groundbreaking of the unique redevelopment of the FAT Village District in the heart of Fort Lauderdale’s Flagler Village. As a part of the first phase of construction, DLR Group’s design of a new T3 (timber, transit, technology) Class-AA office building is taking shape and is expected to be completed by late 2026.

Designed to inspire, connect, and invigorate, FAT Village epitomizes modern urban lifestyle by offering residents, business, and visitors an unparalleled fusion of functionality, sustainability, and community. The 5.6-acre urban development in Fort Lauderdale will form an authentic and exciting community at the heart of Flagler Village, introducing new housing, retail, restaurants, Class AA office space, and entertainment.

For the office component, DLR Group has partnered with Hines to bring its T3 mass timber office concept to FAT Village, which will include nearly 180,000 SF of Class AA creative office space. T3 FAT Village will deliver a new kind of office to the Fort Lauderdale market, featuring an industrial character with modern conveniences, sprawling outdoor spaces, fitness and bike amenities, and state-of-the-art connectivity and building systems.

This utilization of renewable and sustainable materials like mass timber promotes a biophilic environment and encourages wellness in the workplace while offsetting enormous amounts of carbon emissions. The six levels of office and retail space will accommodate approximately 500 users with the ability to host concentrated business occupants when desired.

The mass timber elements are designed to be left exposed in tenant areas to highlight the authenticity of the structural system. T3 FAT Village targets LEED Gold standards, WELL building certification, and Wired Score Platinum certification. DLR Group is the design architect and architect of record for the project.

T3 FAT Village is the latest mass timber project in a series of T3 developments that DLR Group has partnered with Hines to create. To date, DLR Group has seven built T3 mass timber office building projects in Minneapolis, Atlanta, Austin, Nashville, Denver, and Toronto.
