Speed

Because timber is inherently modular and can leverage off-site prefabrication during on-site foundation installation, construction is up to 25% faster than concrete or steel structures. Less on-site labor demand reduces risk while faster occupancy converts to revenue. And speed isn't timber's only developer-friendly benefit: our experience shows that well-designed mass timber office concepts often have a higher leasing probability and offer a higher premium for rent.

Carbon

When faced with ESG targets tied to decarbonization, timber is an ally. This renewable material pairs upfront embodied carbon reductions, averaging 40%, with long-term carbon storage in the material itself, totaling 80% or higher reduction across the building's lifecycle. Collectively, our mass timber portfolio has avoided over 10,000 metric tons of CO2 emissions. A renewed focus on sustainable sourcing is now amplifying timber's environmental impact.
