T3 American Tobacco, a pair of next-generation creative office buildings located on the west edge of downtown Durham’s historic American Tobacco Campus, seamlessly blend heritage and innovation. These meticulously designed structures integrate with the original campus while embracing contemporary architecture, resulting in a fusion of the past and present. The North and South buildings, standing side by side, showcase a captivating visual contrast. The North building, with its sleek coal-black panels, stands at 6 stories, while the 7-story South building features rustic copper panels exuding warmth. The ground floor is optimized for retail and food options, contributing to the dynamic atmosphere.

Situated in the Market District @ American Tobacco, these heavy timber buildings offer a total of 380,000 SF of Class-A office and retail space. With rooftop terraces, private outdoor areas, ample natural light, and high ceilings, they provide a modern work environment. The project is committed to LEED Gold and WELL Gold certifications.
