Construction Underway on Mixed-Use Development in Kansas City Metro Area
(Overland Park, Kan., Nov. 12, 2025) – DLR Group, in partnership with EPC Real Estate Group, a Kansas City-based multifamily developer and property management company, has announced the groundbreaking of The Rocks development in Roeland Park, Kan. The transformative mixed-use project will reimagine a former historic pool site in Kansas City’s southern suburb into a vibrant community hub that combines resort-style living with engaging leisure experiences.
Set on seven acres of underutilized land, the five-story multifamily complex will bring 287 units to the community, with studio, one-bedroom, and two-bedroom apartments. Residents will enjoy resort-inspired amenities, including a club lounge, coworking center, indoor fitness studio, outdoor pool with kitchen, and a central courtyard designed for gathering and relaxation.
Situated at 48th Street and Roe Avenue, near Roeland Park’s retail hub and just minutes from Interstate 35, the development will also include 5,000 SF of ground-floor retail that activates the street and invites community connection. A 281-space parking garage with integrated public art and a signature corner sculpture will serve both residents and visitors, adding a distinctive touch to the neighborhood.
The mixed-use development draws inspiration from the natural rock outcroppings and topographical features of the site. The building terraces down the hill to reduce its mass scale into smaller blocks, while layered materials, a neutral palette, and thoughtfully articulated forms create a distinctive identity, providing residents and the surrounding neighborhood with a welcoming, visually striking environment.
Green building design strategies for this development focus on energy conservation, including Energy Star-rated appliances, LED lighting throughout, efficient HVAC systems, and a solar-ready site.
The project team also includes Brinkmann Constructors (general contractor); Kimley-Horn (civil engineering); Smith & Boucher (MEP engineering); Bob D. Campbell (structural engineering); Tran + Thomas Design Studio (interior design); and Greenwood Consulting Group (sustainability consultant). The Rocks is anticipated to open in late 2027.
