(Land O’ Lakes, Fla., Nov. 4, 2026) – DLR Group | Tsoi Kobus Design joined Moffitt Cancer Center leaders, project partners, and elected officials to celebrate the grand opening of the Moffitt Discovery and Innovation Center at Speros, a 775-acre life sciences campus. The building brings cancer biology, drug discovery, and bioengineering under one roof to advance next-generation cancer therapies.

The 250,000-SF project includes BSL-2 laboratories, a Comparative Medicine Core with walkable interstitial service space, and specialized zones for each discipline. With modular lab infrastructure and open floor plans that can be easily adjusted to accommodate evolving needs, the building is well positioned to adapt to the future of cancer research. Linear equipment rooms running along the central corridors lower thermal loads, reduce noise, and free up floor space in the labs.

Every design choice creates pathways for collaboration and connection among scientists. The lab spaces use a core-lab model that fosters cross-disciplinary interaction through shared resources while also making more efficient use of space. Outside the labs, a multi-story collaboration zone draws researchers together, provides incredible views of the landscape, and creates opportunities for social connection. A large multi-purpose conference room on the ground floor invites external partners in to collaborate.

Rooted in the beauty of the surrounding protected wetlands, the building balances natural elements with the demands of the extreme climate. The ground floor is clad with natural stone, and the building transitions to an ultra-high-performance concrete for the remainder of the exterior. These material choices reduce maintenance needs and maintain their quality for decades to come.

The project is located adjacent to the Moffitt Speros Outpatient Center, a DLR Group | Tsoi Kobus Design-designed project that opened in January 2026. The center reimagines outpatient care through a hospitality-driven lens, offering restorative sightlines, warm materials, and intuitive circulation. As the first two facilities to open on Speros, these buildings establish a cohesive architectural identity and set the tone for a campus designed to heal, innovate, and inspire.
