In Riyadh, the groundwork has begun for the 170,000 SM mixed-use gem, which blends a modern lifestyle with Saudi heritage. At the same time, the Asir region will see the opening of Khamis Mushait Mall, featuring a cinema, IKEA, and family-friendly entertainment.
Blending Contemporary Lifestyle with Saudi Heritage
Strategically located at the crossroads of Thumamah and Sahaba Road in the Munisaya district of Riyadh, the Thumamah development stands as a mixed-use marvel. A modern lifestyle hub, spanning 170,000 SM, it seamlessly combines iconic urban shopping and entertainment experiences for residents and visitors alike. With our team at the helm, the project integrates an expansive 85,000 SM IKEA store and 120,000 SM additional space, creating a harmonious mixed-use destination adorned with retail, F&B outlets, and captivating landscaped outdoor areas. Situated in the Asir region of southwest Saudi Arabia, Khamis Mushait Mall aims to redefine shopping experiences in a city known for its tourism and commerce. Nestled at an altitude of 1,850 M, the mall capitalizes on Khamis Mushait’s moderate climate and scenic surroundings. It offers a 93,500 SM modern retail and leisure destination. The project integrates seamlessly with the city's heritage, boasting a diverse array of offerings, including a six-screen cinema, IKEA, a hypermarket, F&B outlets, and family entertainment centers.

In the heart of Madinah, Saudi Arabia, a dynamic new lifestyle hub is set to emerge, blending retail, entertainment, and hospitality elements. This campus is strategically positioned southwest of the Knowledge Economic City development along Al Hijrah Road and adjacent to the southbound High-Speed Rail line. Our design aims to create a contemporary lifestyle quarter with a variety of offerings, including specialty retail outlets, a hypermarket, a cinema, entertainment venues, and an IKEA outlet—a hallmark of Ehteraf projects. The design is anchored in the ethos of the Ehteraf brand, promising a vibrant 24-hour experience.
